We also have the tenants clean the carpet, windows (inside and out), gutters cleaned, lawns mowed and house cleaned before they move.  They have no problems with that since that all done for them before they move in.  It is also helpful to do a general inspection of the house at least 1 months before they move so you know what to expect.    BTW, I have great, cooperative, relationships with my tenants.  :)  Its a win win for everyone....

We start marketing as soon as we get word the tenants are moving.  We always have it rented long before the tenants move.  Knock on wood, we have never had a vacancy.  One moves out, the new one is ready to move in.  We do our own leasing.  Many "property managers" think a 15 day vacancy between tenants is acceptable.  Not in my world.... :)

Forgot to mention you can get your credit and background checks there and the tenants pay for them...  Best!!
