I make asset-based mortgages that do not consider borrower income. HIgher rate, 70% LTV.

You should look for a no-income verification mortgage. That way there is no DTI ratio. These are also called asset-based mortgages, and are limited to 70% loan to value.

Thanks for the clarification. I usually recommend the Fannie Mae Homestyle program to investors that can qualify. A little easier and good rates.

FHA 203K mortgages are not available for investment properties.
