Yes, for the most part, using your VA loan is the best option with one caveat being, they are very picky about property condition.

It's a great idea to house hack, but be prepared for the fact that at least one unit will not generate income which, in the strong seller's market we're in, will affect your cash flow to the point where you might go negative for the foreseeable future. Of course, this is OK when building an investment portfolio I mean, you'll have to pay to live somewhere! Just keep your eye on the prize AKA the formula for building long term wealth in real estate - CASH FLOW today, (at least a little) appreciation tomorrow, coupled with principal reduction as you go.

As for multi (MFR) or single family (SFR), there are pro's and cons to both. To oversimplify, MFRs tend to provide more gross income. On the other hand, SFRs tend to show higher appreciation. Pick your poison wisely.

As I mentioned, with limited inventory and overall low days on market, the Colorado Springs market strongly favors sellers at this time, meaning buying is at a premium, especially in the MFR segment so...strategize, analyze and execute!

Wouldn't you know? My crystal ball broke ;) but, with strong population/employment growth projections and other positive indicators, I am relatively certain and many agree, the local market is strong and, historically two to three years behind Denver's, seemingly only getting stronger.

    How do you see buying land with development of MFR 4plexes within the next 12-18 months? Do you think the market in the springs is still rising,peaking, or plateuing?
