For those just starting out, here is a fun idea

One of the easiest and most readily available opportunities to you is to find the best company in your area and ask if they need financial partners on deals. It’s no big surprise that the best companies in your area are more often than not looking for a financial partner because there are more deals that come into their office than they can handle financially. A sound firm (recognized on biggerpockets.com, member of the BBB, and historical track record) can be a great source of education that delivers a profit to you in the end. Here’s how it works!

1.)    Partner with the investment company on a deal

They will give you the return guidelines you can expect, and the turnaround of your money

2.)    Let them purchase the property with your funds, and get a guarantee along with the acquisition. This can be in the form of a Promissory note, a Mortgage on the property, or a contract

3.)    Get regular updates on your deal. Learn who is listing the property, how they are marketing the property, what offers did they receive, how did they counter, who are their partners? All of this is invaluable information that cannot be learned in a boot camp or seminar. You are learning in the field from experts, you are building experience and your network

4.)    Get closed out of your investment at the time of sale!

I personally get excited when we return our investors money and a great return. You as the investor will feel the same way, earning a return on your dollar and gaining valuable insight
