The adventure begins... We're on contract!

Hello everyone,

My name is Cyprian. It wasn't too long ago that I started going to bigger pockets. My browsing history says it was on 19 April  2017. So about a month ago.

I have an hour commute in the morning and in the evening. I listen to YouTube videos to pass the time. Some how some way on 18 April, this video popped up and I listened to it. It was Josh's video on how to retire in 3 years. Link to it https://youtu.be/pckzshFxc-w

It caught my attention and I listened to the next suggested video which happened to be one of their podcasts. It was interesting and entertaining at the same time.

I'm an engineer so numbers work a lot better for me than just stories. The next day the first page I checked out in bigger pockets was the rental calculator. I checked the math and checked other outside sources on the web.

Rental real estate was a viable way forward. I already had big plans for my family and how to reach my goals. But the way to get there was going to be lots of hard work. I don't mind since it will make my family happy, but if there's a more efficient and faster way I'll take it. Josh said that it can be done in 3 years in his video.

There's many assumptions in that video of course. Having the necessary capital to start, knowing real estate and buying and more.

I went home that night and asked my spouse, how much money do you want to be able to spend per year for anything to consider yourself rich or well off. (This of course I later learned was what BP referenced as your freedom number). After I heard the number, I said what do you think about buying rentals?

KEY TIP - Program management 101-Get buy-in from your stakeholders. If you're married, definitely get your spouse's green light before getting to deep. If you're not married, consult with a close friend. You might think that your friend isn't a stakeholder in how you should invest. Instead frame it differently in that they are a stakeholder in your life and well being. Hopefully your spouse or friend can provide honest feedback.

My spouse was a bit skeptical but was open to the Idea. I'm the one in charge of our accounting and finances, and my spouse trusts me and my numbers. So I got the green light to pursue on the condition that it didn't affect our goals.

Within the span of a month, I've listened to many many hours of BP podcasts, a few webinars and many online articles on BP and other really useful resources.

I'm going to jump ahead here. On May 22, Monday we put an offer on a duplex. On Tuesday we received a counter. We countered on Wednesday. They accepted the counter Wednesday evening. WE HAVE A CONTRACT!

I'll hopefully expand on those early steps in a couple posts and continue to update on how the deal progresses and the logistics of it all. It could still fall apart, who knows.

For now Goodnight and happy hunting.

Cyprian
