Helping your REALTOR® help you

So your REALTOR® has found homes that meet your criteria and now you are ready to see them? With so many homes available on the market, one may have many options. The amount of homes can obviously decrease depending on one’s criteria, but regardless of the homes one wants to see, the REALTOR® still has to organize them for viewing.

Why would anyone want to waste their time driving in different directions to view homes that are in numerous locations? Your REALTOR® goes through a lot of work to map out and schedule the properties that are going to be viewed. That’s right, most listed properties have to be scheduled to be viewed, especially if they are occupied by someone. Because these homes are scheduled it is important that a home buyer understand the importance of being on time to view homes and helping their REALTOR® stay on time by sticking to the schedule.

When en route to view properties, it is common to drive by other properties that are for sale. All too often, a buyer asks about viewing “that home” since it is on the same street as the one scheduled. REALTORS® will typically attempt to schedule a last minute showing on the property that was not on the list only to find that it was lacking a “must have”. As a home buyer, one can help the viewing process go a little smoother by sticking to the schedule. If there is another home of interest, write the address down and have your REALTOR® look it up later. One may be surprised to find the home is either under contract, or it did not meet all of the criteria.

If the working relationship between home buyer and REALTOR® exists, trust will also be a part of the equation. Trust that the REALTOR® is doing everything they can to ensure homes that match a buyer’s criteria are presented to the buyer. Trust that when viewing homes, the other homes along the way may not be available or may simply not match the buyer’s criteria. By ensuring a home buyer understands how “home showings” work, the process will be smoother and the agent and client will be on the same page for a successful transition from house to house.
