Not Selling Your Home? Pretend You Are!

So you’re not in the market to sell your home, but why wait to do those repairs that would help make it look good on the market. Often times, I hear clients say they wish they had done these simple little touch ups while they lived in the home and had the opportunity to enjoy it. You don’t have to wait until you are in the market to sell; in fact, you should give your home this love and care yearly to help maintain it.

Windows:

Re-caulk the exterior of each window to ensure water penetration does not occur; this can be done with caulk that can be purchased which goes on white and dries clear. Caulk is inexpensive, but can save you the expense of water damage around your windows.

Chimney:

Reseal around the chimney and roof boots, this again is to help avoid water penetration. If you don’t have a direct vent, have a chimney sweep done to ensure proper cleaning.

Bathrooms:

Re-caulk around toilets, at base of tubs and showers, sinks, and re-grout shower tile.

Kitchen:

Re-grout or re-caulk around sink, tile base, for a fresh clean look and to help prevent water penetration.

Gutters:

Clean them out after every tree shedding, though many cities have evergreens, they still “shed” and gutters can get clogged. Make sure they are cleaned out to ensure proper water flow and function properly.

Heating and cooling system:

Have your units serviced twice a year before winter and summer to ensure your system is functioning properly, and don’t forget to change your air filters often. The worse thing one can do is forget to change an air filter - not only is this bad for your unit, it’s bad for you!

Trees:

Do a check of your trees and trim away any limbs that are touching the roof of your home, as damage may occur to your roof shingles. If you have a tiled roof, they may get into the channels and cause water to sit, and eventually cause a water leak.

Tile floors:

Haven’t had them sealed lately? It never hurts to have it done; this helps maintain the integrity of your grout color and helps stains from setting into porous surfaces.

When the time comes to sell your homes, all you have to do is place the sign out, and say you have truly enjoyed your home, and the best part is that the meticulous maintenance will be obvious to the buyer.
