Why You Should Use a REALTOR® When Selling Your Home

 There are many San Antonio homes for sale in today's market. If you are considering selling your home, you should be aware that at the current time San Antonio is a buyer's market; what does this mean to you? More people are selling than buying; therefore supply is greater than demand, causing prices to drop. This is excellent news if you are looking to buy, or invest in real estate. However, if you are looking to sell your home you will need to take the necessary steps and precautions to ensure a quick and successful sale.
 
 San Antonio REALTORS® must successfully complete a minimum required set of courses as well as pass a state and national exam to successfully attain their sales person license. They must be a member of the San Antonio Board of REALTORS®, National Association of REALTORS®, and the Texas Association of REALTORS®. These professionals are bound by a code of ethics, professional standards, and are protected by errors and may be brought forth for complaints against them. As with many things in life, the old cliché, “You get what you pay for” truly has meaning here. One can take comfort in knowing that while REALTORS® are self employed, there is a higher professional board we answer to. This is all for you, the consumer, we even have groups that go before legislation for homeowner rights; those first time home owner credits and move up programs didn’t come out of  the air – we work for you!
 
 There have been many homeowners that have felt they can sell their home on their own, but have quickly realized that scheduling showings for actual qualified buyers can be tedious, with all too many cancellations or too many curious lookers. Many don’t realize the exact documents required for the sale of a home, and may often open themselves up to litigation. Unless one has legal representation for the sale of their home for sale by owner, a REALTOR® would be the next best thing. Statistically, over 95% of “for sale by owner” homes end up listed with a REALTOR®, who has access to the Multiple Listing Service (MLS), which feeds into REALTOR.com. Remember, a professional REALTOR® is hired to represent your best interest. There are many buyer loopholes in our Texas Residential Contract to Purchase, and unless you are familiar with this contract, you may find yourself with a terminated contract whereby you have no recourse and the Title Company you secured to hold escrows will not get involved with contract litigation; they are not a party to the transaction. There have been few people that have successfully sold their home “for sale by owner,” but those are but a few.  Keep in mind, there are many people that have given themselves haircuts and dyed their own hair, they too end up with a professional to correct what they have done. The bottom line is: Hire a professional who knows what they are doing, one would should never put themselves at risk with one of the greatest investments one can ever one- a home.
