Real Estate Agents in Texas

Texas is a large state, nearly 900 miles from east to west, with dramatic diverse landscapes and over 500 cities to explore. This remarkable state is organized into seven regions, each with its own Texan personality. Texas real estate is comprised of home sites, farm and ranch properties, riverfront properties, fine custom homes and commercial properties in different counties inside of Texas.

A professional agent will first listen to your needs, desires, and will help you find your dream home. Client satisfaction will be their first priority. They will also help the client sell their home for top dollar and in a timely manner if it is within the area they practice. If relocating to Texas, a top agent should be able to provide information regarding the area the client is moving to, including schools, religious locations, dinning, attractions, events, and most important, have the ability to provide a location that meets the client’s needs.

The role of a real estate agent in San Antonio:

 1. Help you find the right community
 2. Negotiate on your behalf
 3. Schedule inspections, closings, and document reviews
 4. Ensure all deadlines are met
 5. Provide consultation services during transactions

Unless specifically contracted, all real estate agents in Texas are seller’s representatives, since the seller pays the commission to the listing broker and the selling agent, by way of a broker agreement within the contract agrees to pay a specified amount of commission to the “selling” agent. Many real estate agents represent themselves as buyer’s agents, but there is no legal relationship unless a specific agreement is signed between the buyer and the real estate agent. There are many licensed real estate agents in San Antonio, therefore if you're looking to purchase a home and wish to use an agent that will hold your best interests at heart, you should sign a “Buyer’s Representation Agreement.” This will ensure you have representation and a fiduciary relationship is formed between you and your agent in order to provide a true “buyer’s representation” – at no cost, unless your purchase a “For Sale By Owner” home and the seller is unwilling to pay your agent’s commission.

Yes, there are many REALTORS® in this great state of Texas, but finding the one for you doesn’t have to be hard. Don’t be afraid to ask them questions about how long they have been doing business, how well they now the area you are looking in, and especially what services they will provide? Ethics, Service, Honesty, Commitment; all key to a healthy business relationship. If you don’t feel you will get that with your agent – move on, there are plenty of agents that are willing to meet the need.
