The Danger of Part-Time San Antonio REALTORS®

I'm going to go on a real quick rant about part-time San Antonio REALTORS® in my industry. Now, I want to really be clear about something before I get into this. I was a part-time REALTOR® when I first made the transition into the real estate industry. I was working a full-time job, a corporate job, and I was working as a REALTOR® in the evenings and weekends, trying to break into the industry to the point where I could sustain myself and my family with real estate and real estate alone. The fact was, I had to make a decision to be a full time REALTOR® or stay at my day job- you can guess what I decided.

However, the dangers of working with a part –time REALTOR® are very real. Everything with a contract has time constraints and any delay, even in presenting or negotiating an offer, can cause problems. Juggling a full time job and negotiating a contract is not something that can easily be done. In the end, something gets sacrificed and one will either end up calling in to work, or failing to meet the expectation of a client.

Once thing to consider is that as long as a home is on the market, it is up for grabs by a willing buyer. Until a contract is signed by all parties, it’s not a contract, and another offer may come in and be negotiated. If a REALTOR® is not available to negotiate your offer until after they are done with their “day job” you may find yourself without a home. This is not to say that the agent you are dealing with doesn’t have your best interest at heart, but they simply can not perform to the time implications needed to satisfy contract constraints if their day job does not allow them this luxury.

The bottom line is, hire a full time REALTOR® that can answer your call when you need them, not when they are on break or lunch, if you feel safe working with a part-time REALTOR®, then we wish you the best, but remember, the more active one is in their daily business, they more they know.
