Never Fall in Love with the House You Buy (Until You’ve Bought It)

It is undeniably exciting to be viewing San Antonio homes while house hunting - the acquisition of a piece of real estate is definitely a milestone in an individual’s life, whether it is a first time purchase or the tenth one. Caution… don’t allow your heart to be broken by falling in love with a property that may be outside of your financial ability or that needs more work than you can afford.
 
 Falling in love with a home without taking into consideration the needed repairs or the expected mortgage and taxes could cause financial woes. While you’re figuring out the best spot for your television you may not notice the little things that could cause big problems if these items are not taken care of. The damaged roof shingles, improper damage, doors and windows that are out of “pocket” could be signs of more serious problems. Get your home inspected before you take the big jump into home ownership.
 
 Of course, there is also the mortgage and property taxes. Texas is known for higher property taxes since we don’t have a state tax, with the highest taxing entity being our school districts. When you buy your home, what you should be saying to yourself when you pull up to your driveway is “home sweet home,” not, “I can’t believe the mortgage is due already.” Even once your lender tells you what you “qualify” for, you should remain conservative and realistic when it comes to what you know you can afford. The only person the bank will come to for collection will be you, not your lender.
 
 Before writing up that offer on your next dream home, set up a second showing and take your time looking at the property in great detail. Once your contract is accepted, make sure you set up your inspection and make every effort to be there since they typically take a minimum of 2 hours… this should give you plenty of time to get to know your potential new home.
 
 Keep reminding yourself that there are plenty of San Antonio homes out there just like this one - and some that are even better. Arm yourself with information about homes that have previously sold in the area that are similar to this one. Your REALTOR® can help you with this. Everyone wants the best deal, but in the end, it is the win-win contract that ends up with happy people. Once the title company has told you that the file has “funded” the home is yours, and now you can fall in love!
