Selling Your Home? Remember These Tips

We are all aware of how difficult it is to sell a property today. There are many sellers in the market. And since the buyers are limited, sellers do not have a lot of options but to lower the value of their property. In addition to that, there are more and more homes that are foreclosing, lowering the price on properties. In order to make a sale, you have to make sure that your house is ready. In addition to that, you should look for a San Antonio REALTOR® who can help you market your property more effectively.

Below are a few items you can do to help sell your home faster than the one down the street:

 1. Make plans to hire the right Real Estate agent. A Real Estate agent can help you in many ways. They can direct you on what to do in order to attract more home buyers. They can help you set the right price and can negotiate with the buyers to get a better price. Having a REALTOR® will reduce the work and the stress you have to go through. You definitely need the help of a professional if you are planning to compete with other sellers in the market.

 2. Make any necessary repairs to the property. This is essential especially if you have not done a regular maintenance check to the property. Ask an inspector to look at your home. He will give you a report that will detail the current state of your property. Use your report to prioritize the repairs you should prioritize first. Fix the areas that will greatly affect the value of your property. These include the various systems, such as the bathroom, kitchen and bedrooms. The walls, roof and floor should be in good shape as well.

 3. Plan on improving the curb appeal. This is what draws the first impression from your potential home buyers. It is important that your property has the right eye appeal, and to ensure this clean the front yard, arrange any flower beds with fresh mulch along with flowers. Trim all hedges and cut back any low hanging limbs from trees. If the house is lacking color, then use a little paint to freshen things up a bit.

 4. Stage the property if possible. You do not need a professional stager to do this. There are different guides you can refer to online. Just make sure that your home is clean and organized. Utilize the space properly. Most importantly, remove any personal items, and don't be afraid to ask your REALTOR® for advice if needed. Some examples include medals, trophies, photos, etc..

 5. Marketing your property. Your Real Estate agent will be responsible for this. They will use their contacts and post your property on different web sites, and magazines. They will also add it to the San Antonio MLS system which then feeds through to REALTOR®.com a national database. The goal is to reach as many potential buyers as possible. This way, you reach a larger audience which equals more showings, and hopefully a faster sale.

No doubt that in today's market, selling your home is harder than it was a couple of years ago. This is why it is important that you get the help you need when the decision to sale is made. Additionally, you need the time to make any necessary preparations needed to your home. If you have any questions or need additional help, please do not hesitate to give The Voss Group a call. We are always more than eager to help.

  1. Excellent tips, particularly improving your curb appeal. If your home doesn't look great from the street, then you're just not going to be able to sell it. I've seen a lot of people fall into this trap!
