Urban Land Institute: BOISE is a city to watch in emerging real estate trends

"Boise was ranked No. 31 of 78 cities surveyed as a market to watch with its overall real estate prospects and No. 29 in home building prospects. Boise was sandwiched between New York City and San Diego in terms of improving investment and development prospects. 

The report measured local market perspectives and rated the 78 cities as strong, improving, average, declining or weak. Predominantly, the grade was either improving or average with Boise the 22nd highest city in the local economy category.

Boise was at the bottom end of the improving category, No. 52, for availability of debt and equity capital and toward the upper end of average for local public/private investment, investor demand and development/redevelopment opportunities. Boise was only No. 53 in development/redevelopment opportunities, even with the bountiful development unfolding in the City of Trees.

Illustrating this is hotel construction with 1,386 new rooms at new hotels recently opened or under construction in the Treasure Valley. Portland and Seattle combined, however, are adding 6,500 hotel rooms, according to a hospitality research region report by Marcus & Millichap."

All of those orange shapes represent some of the construction projects that are taking place in the Treasure Valley. Saying Boise, and the entire Treasure Valley is in the path of progress is an understatement.

CONGRATULATIONS TSHEETS!


TSheets, an Eagle, Idaho timesheet software manufacturer, has been acquired by Intuit for $340 million. 

 
Intuit is a California based company that produces programs such as QuickBooks and TurboTax.       


TSheets and Intuit are not strangers. According to TSheets CEO, Matt Rissell, they have been partners since 2012, with over 17,00 customers in common. Rissell said employees from both companies already work together throughout every stage of the process.

TSheets will remain in Eagle and plans on adding at least 100 new positions in the next year.

Congratulations again, TSheets. Here's to a successful and memorable 2018.

The proposed Downtown stadium has been part of our newsletter before. The Boise Sports Park, could be a huge change for the Downtown Boise area, and more information as recently released in the Idaho Business Review.

City officials and the developer have said that the terms for the master development should be in place by the end of the year.

"Atlanta developer Greenstone Properties proposes to build the 5,000-plus-seat stadium overlooked by a four-story, 60-unit apartment-and-retail structure and a 150,000-square-foot office building. Between Americana and the Boise River, Greenstone managing partner Chris Schoen wants to build 40,000 square feet of retail and 240 apartments."
