Creating massive wealth with your Ideas not effort
As your RE IQ grows so will your confidence. With confidence will come creativity. You will see value where others dont. You will be able to use your knowledge and wisdom to create margins you had only dreamed of before. I will share a few examples. Recently I came across a vacant lot which has no sewerage at the site. If was essentially worthless. By potentially acquiring adjacent properties for very little cost then mapping out a plan to get sewerage to the properties I have now created value where there was none prior. If this can work out I will be able to do a simple subdivision and create 6 lots. That project will cost about $100,000 to purchase the properties, design and to get the sewerage at the site for all six lots. Each lot will be worth $45,000. After holding costs and cost to sell that will leave me a 130k profit. This plan will take at least a year to get done and another year to market and sell the lots. I know thats not going to allow me to retire anytime soon but the effort to do all this is nominal compared to how much profit there is to be had. If you can eventually have 1/2 dozen projects like this in your pipeline at all times you can see where your income can skyrocket. Anther example is one thats more a buy and hold strategy. I currently am looking at a 6 unit town home building. The current value is about 600k. I can subdivide the units and sell them individually for $130k. The beauty is that I dont have to do sell right away. I can keep them and continue to rent the units out. There wont be much cash flow at all but each year the property value will increase my area average of 3% and each year my tenants will help me pay down the mortgage balance. My wealth will grow exponentially each year and when I do decide to sell I will pay only capital gains tax verses regular income tax. In the grand scheme of things these deals are very reachable for the average investor and by no means is something I invented all by myself. I have watched and listened to others and learned from my own successes and my own mistakes. I am not the sharpest too in the shed so there is hope for all the other not so bright kids like myself who just made it out of high school.
