How to ensure your tenant pays rent 100% all the time.

I love this one. There is no way to ensure your tenant will pay rent. PERIOD. If you think that by having the best lease and move in and move out checklist and all the other checklists and rules and regulations will eliminate any tenant issues then you should not be a landlord. The laws are weighted in the tenants favor. Make sure you screen your tenant thoroughly. Once they are in your property you lose a lot of the control. Make sure your collection process is spot on and you start evictions quickly so as to train the tenants that this is the way things will work. Dont be nice but you dont have to be a jerk either. Just be consistent and careful.
