4 Tips To Create A Killer Rental Listing

Marketing your rental property is an integral part of being a profitable landlord. Having a vacant unit that sits on the market or only attracts unqualified leads can hurt your bottom line. If you struggle to create a property listing that sells, check out these must know tips for creating a killer property listing.

#1: Don't Leave Out The Good Stuff

Often landlords sell their property short by not including the best features in their property listing. Take time to walk the property and write down anything that stands out to you as a great feature. It can be obvious items like a fireplace or subtle features such as extra storage space. If the master bedroom has a stunning view, add that to your listing. If the bathroom features a bigger than normal linen closet, don't leave that detail out.

Remember, while you are familiar with the place, those who read your listing are not. If they are going to invest time in a property showing, they need to see value in the place. What might not seem like a big deal to you might be the very feature they have been scouring the internet for.

#2: Make Sure The Listing Is Easy To Read

Too often I read property listings that are confusing, jumbled, all in caps, or simply difficult to read. Make sure you organize lists into bullet points, split the description up into shorter paragraphs, and use proper grammar and spelling. If you aren't talented at organizing your thoughts into words, ask for help from someone you know who is. 

The better the listing flows, and the more engaging your copy, the better chance you have of garnering interest in the unit.

#3: Include Quality Photos

Renters are far more likely to show interest in a unit that photos. Without photos your description will fall flat. A picture is worth more than 10,000 words in the world of real estate.

Be sure the photos you include are high-quality and portray the property in a good light. Don't take photos of a messy unit or in dim lighting. Taking photos of the place while it is vacant is the best option as it allows you to show off every part of the space. Photos of the unit staged can also be nice. This is most effective if you can take photos of the unit when a tenant lives there that takes excellent care of the place and has exceptional decorative skills. 

#4: Know Your Audience

Keep in mind that the majority of renters belong to the millennial generation. When you create your property listing, think about the items that will be valuable to your audience. Are there bars and restaurants within walking distance? Do you include internet with the utilities? Make a list of amenities that will cater toward the type of renters in your area. 

The better you understand your audience, the better listing you can create. Keep in mind that not only do you need to create a killer listing, you need to publish it in the places it will be seen. Instead of publishing to one listing site, syndicate your property listing out across dozens of rental listing sites.
