My first out of state investment

I am sitting here in SFO getting ready to board my red-eye flight to Cincinnati finishing up work and prepping for the next 2 busy days. I have purchased a SFR in Cincinnati off Glendora Ave. It is right next to the zoo and the university. The basic detail so far are,

Purchase: $68k

Assignment fee: $12k

Est. rehab: $45k

ARV:  $170-200K

Project name: Cincy 1

The goal of this is to break out into real estate in a new market out of California where I am based and currently have 1 SFR rental that Cash flows around $200 a month. With the experience, I have partnered up with a super helpful guy who sold me the property named Jake. We have decided I will be doing the back office work and he will be the boots on the ground since he knows the market. With this project, I am projecting at a minimum I will be able to pull all my cash out when I go to refi the property. I am hoping I will also be able to pull anywhere from $3k-35k depending on the appraisal of property and the lender's max LTV.
