Week Three in the bags!!!!!

Alright, So I read some comments left on my first blog post and was actually really motivated to keep doing this. I apologize for such a short and weak blog post last week but then again nothing is better than when your best friend who hasn't seen in a while comes into town.

Except for nachos. nothing beats nachos. Ever. I'll be right back....

Now that I have a plate of nachos in front of me let me tell you about what we got done in week four of our journey in real estate. We actually got a lot done this week. One of the most exciting things is a company in Indiana was recommended to us by one of my mentors. We scheduled a call and was on the phone with them for a good hour before I finally had to hang up. We booked our flights out there on the 16th of this month in order to see how we can help each other some flips as well as some buy and holds in single family and multi-family properties out there. They said they would take us out to lunch as soon as we landed and I am hoping they know a place that serves a good plate of nachos. But in all seriousness, I am extremely excited for this opportunity to possibly invest with this group and learn from them as well. I asked them to spoon feed me everything they can like a newborn baby fresh out of the hospital and they agreed to. I really can't wait another week without excited I am, I have already started to pack my bag. I feel like a kid who has been told they are going to Disneyland for the first time.

Our driving for dollars campaign is going way better than expected. We have maybe only driven a quarter of our very small farm area and already have 200 properties we want to mail out to. We will begin looking into owners information starting tomorrow using property radar as well as other government websites. We looked through and edited some rough drafts of our yellow letter and think we have finally decided what we are going to say after researching it. We are going to use the owner's name in the letter in order to make it more personalized and plan to keep the letter short and sweet. We downloaded Christie's handwriting into word so we can type it for efficiency without completely losing the personal touch. If you have any tips that have helped your direct mail campaign successful please leave a comment and let us know. We want to know what you say, do you use yellow letters or postcards, what par of the month do you mail on.

The website is still giving me trouble. I do not recommend using Blue Host for your website. They have been a nightmare. It is impossible to get things to work and get the customer support you need in order to correct the problems. Plus you have to use 3-4 different websites to get everything set up. Very confusing and time-consuming. Maybe it's because I am a stubborn country boy but man is I flustered. Hopefully next week I'll be able to tell you to go check it out and test it out to give us feedback, but I will probably end up throwing my laptop out the window.

We need to get the business card issues squared away with vista print because for some reason we still have not received our order. Either we will get this solved today or will go with another vendor. But the design is very sharp and eye catching with the raised lettering. I can not wait to hand them out.

I have become active again on the BP forums and participating in as many conversations as I can and it has paid off because I have learned a lot and realized how much I have learned by being able to contribute some advice. I have been mainly focusing on posts that involve my local area as well as "BRRRR", marketing, and hard money.

We have also caught up on a lot of podcasts and continue to learn more and get more ideas. As well as more topics we need to look into more. We are about half way caught up and hopefully will be fully caught up by the end of this month. I have also almost completed my 2nd book and will be posting my opinion on my first as well as my second in the coming weeks.

For week 4 I am hoping to get a lot done

- complete website

- speak to 4 hard money lenders

- business cards

- begin to look up property owners for DM campaign

- continue to drive our farm area

- explore redfin daily and analyze at least 1 deal a day.

  1. Great to hear the progress you guys have made in just the past week. Looking forward to seeing what your property owner research brings. By the way are you correlating your driving for dollars campaign with a listsource directory? I've heard amazing things about them but I haven't personally tried it out or know anyone who has. 

    Also since you're getting into the habit of analyzing deals every day how awesome are the BP calculators? I've mostly used the rental calculator as that's the strategy I'm focused on, but it's been extremely encouraging, almost addicting. Are you planning to reference some of your reports when you speak to the hard money lenders?
