

Feeling Emotional - The Ups and Downs of Real Estate
Being the acquisition manager really puts me on the front line of the real estate business. I am the one manning the phones, and scheduling many of the appointments. Yesterday, we managed to visit 4 properties. 2 of which we had the seller with us, discussing the property together. Out of those 4, 0 are probably the deal we are looking for. I went from being very excited to feeling pretty depressed (which is what I'm feeling at the moment).
I'm sure that this is all part of the game. I realize that I need to be setting up appointments much more frequently. I need to have my funnel of potential deals to be popping at the seams! We need to be putting out more offers per day. But finding deals to put offers down is the hard part. We have the resources to rehab houses, but we don't have the houses.
As I do research day after day about how to effectively market, everything sounds easier than I am currently experiencing. We've tried direct mail, bandit signs, door-hangers, cold calling (mostly bad numbers), craigslist ads, MLS leads, and pay-per-click. Direct Mail has had the best result for us. The problem is, we've run out of campaign money and need to close a couple deals before we send out more letters. But with no more letters going out, where are we going to find the deals?... We aren't in a very good situation, and my bank account can attest to that.
As the acquisition manager, it is up to me to figure out how to find more deals. I need help though.

Nothing like being on cloud nine at 11am then crashing back down to earth at 3pm when all your "hot leads" turned out to be duds. How has your luck faired recently?
