

Figuring out the Industry
Since my last post we've found, bid on, and lost several deals. Strangely this is not a discouragement for me. We found the deals fair and square, we found funding, and we made the offers. After that, weather or not we get the deal is out of our hands, and its on to the next one.
Right now my priority has been building our deal flow. We're doing this in a few ways;
1. Saving our favorite searches on HAR and setting up notifications to be sent to us when a good house meets the market
2. Networking and REGULARLY following up with wholesalers in our area. Right now my frequency of contacting them will be once every two weeks.
3. Starting small direct mail campaigns to lists made ourselves (cheaper that way haha) and following up on leads that come to us. Our phone lines have been surprisingly busy relative to how few people we've mailed.
4. Telling every person I meet what I do, why I do it, and what I'm looking for.
Also I've decided to get my Realtors licence. Once I complete the course work necessary to get my licence and join a brokerage, I'll have a greater understanding of the real-estate industry, be around other people in real estate, and most importantly have the oh-so-important MLS access. Plus I figure I can hustle a few listings to help my marketing efforts.
