Why I'm a Buyer (And More Excited Than Ever!)

I'm always looking to acquire real estate but I'm especially excited here in 2022.

The real estate market is shifting. Seller expectations and buyer expectations don't quite match but they rarely do. The facts are that buyer demand has dropped significantly and more listings are hitting the market causing inventory or homes on the market to shoot up.

Are we going to see a crash?

Nobody ever knows, remember that. But, I don't think so and here's why.

• Homeowners have more equity than ever before.
• Many don't have a mortgage.
• Those with mortgages are locked in at historically low rates.

Because of this I don't believe we'll see a flood of lower priced inventory hit the market. If you don't have to sell or it doesn't make sense to sell why would you?

Here's the thing. There are always a small subset of sellers who need to sell for whatever reason. Divorce, bankruptcy, forced relocation, etc. As the market is getting less favorable for sellers this means that some who need to sell will be willing to take a discount.

I'm looking for those situations! I know that there will be lots of good deals out there and that's why I'm more excited than I have been in the last few years and am making tons of offers. I recently had Rod Khleif on my podcast and he made a point to say that now is a time to get ready to take advantage of the coming opportunities. I don't disagree with him and already see opportunities hitting the market!
