Our First Flip - Progress Report

I meant to do these on more of a day by day basis, but it didn't work out as planned! Anyways, our first flip is going well. We're actually staying within budget, which we're proud of considering it's the first one. Here's a quick overview of what's happened so far and some lessons learned:

1. Our general contractor hasn't been nearly as helpful as we thought. Maybe we thought General Contractors would do more than this one has, but we were definitely more involved than we expected. That's probably a good thing looking back, as we've learned quite a bit. We got a taste of some good old fashioned hard labor removing staples and demoing a shed. 

2. Home Depot offers some killer deals randomly. We stumbled on to a 70-80% cabinet deal looking for some cleaner one day. We also ended up getting our kitchen flooring (vinyl planks) for about 50% off as well on a random Tuesday. 

3. Dumpsters are expensive. Looking at like $250-300/week! 

4. Our marketing strategy wasn't as solid as we thought. We emphasized keeping the marketing machine going while we flip, and we've done just the opposite. We need to automate our system more going forward. 

5. It pays to search around for deals. We've found much better pricing on windows, dumpsters, and flooring by asking around before deciding. 

There's definitely a lot more than that but that's all for now. Doing this flip makes me want more and more. I can totally see how people get hooked on this business. It's a lot more fun than a cubicle!
