HOW TO PRESCREEN YOUR RENTAL PROSPECTS BEFORE YOU MEET AT THE PROPERTY

I never like to waste my time. Pre screening your prospects is priority #1 in the who, what, why and where

When do they need to move in, I don't even show the prospect unless they need the home in the next thirty days. If they need it longer than that, I put them on a drip campaign for a later date.

How many people will be occupying the property? I use the HUD 2+1 rule. For example, if it is a 4 bedroom, we could lease to a total of 9 nine occupants. Don't get yourself into trouble on this by discriminating. I mean 9 occupants= 9 heartbeats no matter that makeup of the occupants.

What is your monthly budget for rent? We require that the tenants income be 3X the monthly rent. We do this across the board on all rentals.

Do you have any pets? Just always be aware of the HOA or condo association rules regarding pets. Some limit the # of or size of pets. I typically ask for a pet fee and pet deposit. The pet fee is automatically non refundable. You could also ask for a monthly pet fee, say like $10-$20 dollars. You could also ask to meet and take a photo of the pet, sometimes they like to sneak in another pet that looked nothing like the one you have a picture?. Your landlord policy almost never allows pets of certain breeds like rottweilers, pit bulls etc… make sure to check on your policy.

There are so many more questions you could ask, but I think these are a great place to start.
