TIPS ON EVICTING YOUR TENANT QUICKLY BLOG

First of All, I’m not an attorney, nor do I play one on TV

I know the word “eviction” scares some people, but understand it is a necessary evil. This is a business, not your friend!

I am going to share some steps with you than help guide you through the eviction process.

First and foremost, you need to be familiar with your state's statutes. These govern what you can and cannot do. You can easily get yourself in hot water and/or delay your eviction.

2ndly, have you tried to get with the tenant to work something out, like cash for keys, or getting them to sign a vacant notice for xxxx date in lieu of filing eviction proceedings.

3rd, I would suggest hiring a Real estate attorney who knows landlord tenant. I don't suggest doing this yourself. Leave this up to the professionals.

4th, Be sure of why you are evicting the tenant. Document, document, document,and then document some more. If you need to go to court this documentation will save you a lot of stress and heartache.

Once you get to eviction day, what is lovingly called the writ of possession with the sheriff, you should have a locksmith there to change the locks and possibly on eort two people to help remove any items left behind by the tenant.

After the writ of possession, make sure that the attorney files a judgement.
