

Day 1 which in Reality is not my First date
I was going to record my day to day journey, but as usual, procrastinated, so I am here now writing my first post when I already have couple deals behind me. Reading BP, I think, there is no exact definition for what a "deal" is ? If you flip - then "buy + sell" is a deal or buy is deal one, sale is deal two? I do not know an answer, so I am going to count buy as #1, and sale as #2, I feel the larger the number the better :)
So here is where I am now:
A year ago I (together with my husband) bought a condo in 55+ community. Condo is in FL, I live in NYC, but I have a sister who lives in the community where we bought. The price was $31,500 and it was REO. We fixed it up, the reno was $3000. HOA rule is a year wait until we can rent it out, so the holding added another 5000$ to the price. And now a year forward the condo rented for $975 a month. The purchase was cash only therefore the only expense is HOA ($340) and, of, course, other expenses normal to a rental property.
Sometime in spring my sister and I decided to start business together to flip condos in the same community. This is where I stumbled upon BP. I started reading and educating myself, like many fellow REI. My everyday commute to work is with BP Podcast, I am on episode 90 now! First, we wanted to buy an auction deal, but unfortunately were outbid. Then one day we came across condo that had a great potential so we bought it. Couple weeks later another. Tell me about analysis paralysis! The closing were Sept 1st and 2nd, 2016. So in two days period we had two condos on our hands. One needed very little work and another one needed much more work. We decided to fix up easy condo first and put it on the market. And this is what we did. Sept 23rd Condo #1 was on MLS! Renovation started for condo #2.
I have to tell you that we are lucky to have a great team, as I said my sister and I are owners, our real estate agent Katy and renovation guy Ruslan. I do not have CPA yet, but once we sell the first condo I have to find one.
Today condo #2 is ready as well, it's being cleaned and going on MLS by this weekend.
Yesterday we gave an offer to condo #3 and tomorrow should know the result.
This new condo is 2 bedroom (our #1 and #2 are One-bedrooms) and was listed for 42,500. We gave $39,000, but our REA came back and told there are multiple offers exceeding the asking price, so we had to put our absolute maximum as 45K.
