Seriously. WTF. Can we get a property already?

Man. Thought we had one. FINALLY. It was a six unit in Detroit. Good cash flow. Right price. Lending all set up. Then. The inspection.

I shouldn't be mad. I should be thankful. The laundry list of items which came back from the inspector. HOLY HELL, BATMAN. Seriously. New roof. New driveway. New siding. New windows. Crawl space not sealed, including rusted sewer lines. Some electrical. New second floor balcony. Rusted... bah. You get the picture.

Thankfully, this is all part of the process. And I'd rather find out now. So it's back to the start. I've found a couple of potentials. But to say I wasn't downtrodden after this last one would be a lie.

I want this to happen. For my family. I want to be able to hand my daughter a check for her wedding and say "Enjoy. Don't sweat it." So. I keep plugging away. It will happen. But even my thick skin is getting thin.

  1. Why don't you try something different?  You know what they say about the definition of insanity.

I'd suggest learning about sandwich leasing in your area. You'll have to go out and speak with owners directly, but if you keep at it you'll get a better deal.
