Well, crap. Back to the offer board!

Hope this finds everyone ready for some good ol' Turkey Day food and family fun! 

Well, after having my amazing broker, Josh, go and view the apartment I was going to put an offer on, I decided against it. I wasn't worried about the area. Sadly, Detroit has way too many of those areas. But, after Josh did a walk through with the owner and his agent, he pointed out the renters were "rough around the edges", and the property needed some repairs. 

I won't lie, I was sad. Sad I had to walk away from a good cash-flowing property. Sad I haven't landed my first property. Sad I did all the leg work for nada. And yet, I quickly overcame my sadness. Because I knew there were other fish out there to catch. Because I could have made, and landed, a sweet deal, but paid for it in the long run. 

I lost my drive for a bit. I was frustrated. Seems Team Gryffindor was headed for another loss. BUT, then I received an email from an agent in reference to a duplex I inquired about in D-town. She sent me several listings in fact. Team Gryffindor was back in the game! I started thinking, why settle on just apartment buildings. I mean sure, there are plenty in Detroit available for sale. 

So, I looked a the portfolio she sent me. 4 duplexes, and 3 SFH. All rented, with great cash flow. And with the tenants paying utilities, and trash INCLUDED in the property taxes, I got on my broom, determined to catch that damned golden snitch! So, I ran the numbers. And whatya know.. $$$ (Cha-ching.. Bada Boom, Bada Bing.. pick a cliche money sound.. ). The numbers were right. I could afford the down payment for all seven listings after determining a price for all of them. And the cash flow was there. 

I told myself, self, we're not going to get into single family housing. But, this lovely prize package includes Section 8. Daddy ain't afraid of no Section 8. Daddy's only afraid of not catching that stupid snitch. But, all good things come to those who chase their dreams. To those who don't give up just because things didn't go as planned. 

As Helmuth von Moltke stated, and I'm paraphrasing here, "No plan survives contact with the enemy." The first plan failed, and the snitch got away (-10 points for Gryffindor). But, after getting over my self doubt (and pitty), I told myself, "Self, it's a numbers game." and I'm ready to get back to the offer board. 

Keep your chin up folks. You'll get there. We all will. And if you're still reading this, 10 points for YOU! So get on those brooms, and get after that stupid golden snitch will you. It's so annoying. Like a little, golden, annoying mosquito.
