How do you get self-storage owners to call you when they want to sell?

Building a relationship with self-storage owners takes time. You need them to understand that you are in the business too and that you are always on the lookout to expand your portfolio. When time and circumstances finally change enough that they want to sell their self-storage facility, then you want them to call you instead of a local real estate agent.

Start by finding all the self-storage facilities in the area where you want to own properties. Make a list of them so that you can start a mailing list. You want to reach out to them at least once every 4-6 months. The first letter can be a letter of introduction with a paragraph that lets them know if they ever want to sell to please call you. The next letter can be similar except the section on wanting to purchase can be longer while the introduction can be shorter. Then come up with a letter that lets them know that you are interested in networking and buying. This way, when time and circumstances change, they will have you in mind when it is time to sell.

Another way to network with sellers is through Facebook groups. Join groups and reach out to them. You want to interact with the other members in your group. Don’t just say I want to buy your property. Be proactive and helpful too. However, when someone seems discouraged or frustrated, this might be a good time to reach out to see if they want to sell.

You want to make sure that people know who you are and that you are a ready, willing, and able buyer. You also want to be known as someone who is honest and willing to help. If the other self-storage owners like you, they are more likely to trust you with their “baby”. Don’t be afraid to reach out. There will always be some rejection, that is normal. However, over time, you build profitable relationships. As always, happy investing.
