How to Turn Your Self-Storage Dream Into a Reality!

You found a great piece of land and the seller has accepted your offer, there is just one last obstacle to overcome, you need to get a zoning variance. Hopefully you have given yourself a long due-diligence period because you are going to need time to find out if you can get all the approvals that you need.

Whenever you start a self-storage project you want to have the right people with you from the very beginning. You always want to start with your feasibility study to make sure that this project is a good idea. Once you have that confirmation, then you need a builder and an architect who can immediately start working together to design your project and price it out.

While they are getting the pricing going you should be talking to lenders and equity partners to make sure that you can get the financing for the project. This is another critical step to success. Finally, you should talk with planning and zoning to make sure that your project has hope. They can tell you everything that needs to be done to make your self-storage dream into a reality.

Part of getting planning and zoning’s final approval, you must convince the neighbors that this is the best use for that vacant lot. Many of the neighbors like the vacant lot because it doesn’t block their view. Others don’t because all the neighborhood kids go play in it. Your job is to show them that you are the best option out there.

Show them how beautiful the facility is that you plan on building. Show them how well it blends in with the neighborhood. You need to schedule meetings with the neighbors to explain that you have rules to prevent garage bands. You also need to reassure them that you are not open 24 hours a day so there won’t be traffic coming and going all the time. If you can convince the neighbors that you are a good option, then the city councilmen and women are very likely to approve your project.

Start by finding a great property that works for your project, then get all the people you need lined up so that you can get your project through the system as quickly as possible. Find the right people as fast as possible. Working with the wrong people will cost you time and money. As always, happy investing.
