Tips for Successfully Running RV & Boat Storage

If you are going to do RV and Boat Storage, there are a few tricks and tips that you should know to help your business run more smoothly. First, you need to design your site in a way that allows even the worst driver to be able to get in and out of the parking lot. Second, you need to make sure that you have the right kind of insurance for RV & Boat Storage in place, and finally, you want to find out what the lien laws are in your state in case your renters don’t make their payments.

Let’s start by talking about designing your site. You know that people are going to let friends and family borrow their toys. This means that people who may have never driven anything larger than a passenger car are going to be driving an RV in your lot. You don’t want them to hit another vehicle, so you want to leave enough space that there is room for people to easily maneuver. But you also don’t want to leave so much room that you lose revenue. You should find the balance that allows your RV and Boat storage to be safe and profitable. Another tip as you design your lot, try to make your entrance, and exit easy to get in and out of. If you have that, you are going to get renters who stay with you. If it is impossible to maneuver, they are going to leave and find somewhere that is easy to get in and out of.

The second thing to look at is the insurance on the RVs and Boats. If you and your renter don’t have the right kind of insurance, then you might have a problem. The owner has to carry insurance on their vehicle in case something goes wrong. You also must have a copy of the proof of continued insurance. You need to see their policy so that there are no gaps in their insurance. You don’t want the headache of an underinsured vehicle or someone with no insurance parked at your lot.

Finally, you have to see that they have the title to the vehicle. If they don’t have the right paperwork, you cannot rent to them. Do not make an exception. You should know what the stored vehicle laws are for your state forward and backwards. You don’t want to end up with a bunch of abandoned vehicles that you can’t do anything with.

Don’t let your RV and Boat Storage look like a junk yard, or you won’t be able to get new customers to rent to you. You should have rules about the condition of the vehicles that are being parked on your lot. The vehicle must run, the tires should always be inflated, and boats should have a tarp over them at a minimum.

Before you even start, you should know what your rights are if they don’t make their payments. In some states, you can simply show that they haven’t been making their rent payments and the title will be turned over to you as the lien. On the other hand, if you can’t take the boats and RV’s if they don’t make the payments, you may have a storage yard full of Boats and RV’s that aren’t paying their rent and there is nothing you can do about it. That deprives you of income.

RV & Boat storage can be very profitable under the right circumstances. You can create those circumstances if you are in the right place. Do your research before you buy your ground and as always, happy investing.
