Why is Location so Important for Boat and RV Storage?

There are many advantages to providing Boat and RV Storage either by itself or as an addition to your current self-storage facility. Your cost of entry into the business is basically pretty low and you get immediate cash flow. However, for Boat and RV Storage to be profitable you need to be in the right location.

Let’s start by talking about the cost of entry into Boat and RV Storage. You need to find a lot in the right zoning that is basically flat where people can park their recreational vehicles. You will need to pave the land so that people can easily access their toys. You will need to grade the lot to make sure that you don’t have standing water in wet areas or potential ice hazards in cold areas. However, these costs are significantly less than building a brand new self-storage facility.

Unlike building, which can take anywhere from 18 to 24 months you can be up and running in a very short period of time. This means that you will have cashflow fairly quickly. However, if you are in an area where no one has toys, there won’t be anyone to rent your beautiful new lot.

You need to be in a location with a high enough income that people own boats, water toys, RV’s and 4 wheelers that they need to store. If you are not in a recreational area or close to a large body of water, people are not going to own boats. If they don’t own them, they don’t need to store them.

Second, you need to be in a location where lot sizes are fairly small, or HOA restrictions do not allow the storage of RV’s and Boats on the property. If they own large parcels of land, they are likely to store them on their own property.

Finally, you need to decide what kind of Boat and RV Storage facility you are going to run. Is it going to be a basic facility where people simply store their vehicles or is it going to be a full service business? If it is a full service business, do you want to be in the service industry? There are many additional services that you can provide which can make people want to store with you over the next guy, but it also means more work for you.

Whether you decide to add RV and Boat storage to your current self-storage facility or you decide to simply provide recreational vehicle storage, this is a good form of storage to consider. As always, happy investing.
