Marketing is critical to finding renters for you storage units!

Finding renters for your units is so important to making your self-storage facility profitable. If you have the most beautiful facility on the planet but you can’t find renters, you won’t make any money. You need to make sure that you have some kind of advertising or marketing going so that you can keep your facility full.

The concept behind any kind of marketing is that you want people to know you exist. The first marketing that you will do is your sign. Don’t make a fantastic facility with a tiny sign. You want to put in the biggest sign that your city will let you install. You want people to know that you are there and that you are open and ready for business. You want to get your name out into the community so that people think of you when they think of self-storage.

The number one place that you need to be advertising is the internet. You should be running ads that will get people to click on your website and hopefully book with you. You need to have a very easy to use, easy to book, website so that you are not paying for leads that don’t result in rentals.

Word of mouth is a great way to market your self-storage property. You need to decide what an average rental is worth to you and then you need to figure out how much you are willing to pay for a referral. If you know that your average rental is going to be worth $1260 a year, you may be willing to pay a $50 referral fee. You may make $50 less, but that is $1210 more than a vacant unit.

Another way to get tenants is to offer the first month free. You can advertise this on the internet to attract more attention. You may not get the first month’s rent, but once someone has their belongings settled, they are unlikely to move them any time soon. This way you will have a filled unit and income for as long as they stay. Most people are glad to have the extra room that moving their belongings created and they won’t be inclined to bring it back soon.

No matter how you market, you must market. If no one knows your self-storage facility exists, then no one can rent from you. You can try several different methods and see which one works best for you. As always, happy investing.
