5th Rule of Thumb- Managing your Marketing!

Your website is only your best friend if people know that it exists. In fact, if people don’t know that you exist, then how are they going to rent with you? In today’s world, everyone is online. We text, we chat, we use social media, we even get our news online. Are you online? If not, you don’t exist. Because people are so active on social media, you need to make sure that this is one of the ways that you are marketing.

The beauty of social media is that they know who is talking about moving or complaining about needing extra space or even looking into self-storage. Because of this, they can get you in front of the diverse group of people who use self-storage.

Facebook and Instagram know their users, so does Google. They know who to target with your ads. This way you can create advertising that is directed to people who need your services rather than to a broad market who may not be interested in self-storage.

This is something that you will want to delegate to your manager. You will need them to actively maintain your social media pages and run your social media campaigns. These are easy to set up.

For Facebook and Instagram, you simply need to create a business Facebook page. Once you have done that, you create a post and then boost it. When you place your advertisements on Facebook, they will ask you a few questions about who you want to see your ad. They will ask about the demographics and the target audience. Once they know what you are advertising, they will be able to get your ad in front of the right people.

You don’t want all of your posts to be buy, buy, buy. You need to also offer value to your consumers. This is where your manager comes in. They can post ads sharing how to store, the best way to pack items, how to make the best use of your storage unit, etc. This information can bring more people to your website, which can increase your number of rentals.

Google also has a marketing program. Again, you need to tell Google who you are trying to reach and then allot your budget and start your marketing. Google will drive them to your Google listing and website. This is another reason that you need to have a great website in place.

If you are building, start your marketing before you are ready to open so that you have a waiting list. If you are taking over a property, make sure that you have everything in place so that you just have to hit go when you close on the property. You don’t want to have to wait for your marketing to ramp up and waste valuable time.

Your marketing is critical to your success. Start creating your marketing as soon as your offer is accepted. Customize each campaign to each property that you own. Keep track of what works and what doesn’t and then keep doing what works. As always, happy investing.
