Why is lighting an important factor in your conversion?

Once you find a potential property to convert into self-storage there are a lot of things that you need to check off your list to make sure that it will actually work. One of those things is lighting. You want your renters to feel comfortable when they come to the property. If they don’t feel safe, they won’t rent from you.

Think about who your renters are. There are a lot of women coming to self-storage facilities. They are doing the loading, the unloading, and the rummaging around looking for items. They are often alone, and you want them to have easy access to their storage unit and you want them to feel safe.

If you have a very large facility, you may want to consider providing dollies or carts so that they can transport their belongings in one trip. This can also help them carry heavier items. While this might seem unimportant, it is a feature that will set you apart from your competition and get you referrals.

Make sure that you put in plenty of lighting. You don’t want there to be dark corners and when you have a dead end, put in windows for natural lighting. When you install lighting, make sure that the lights are on timers so that lights don’t get left on. Make sure that you never put a light in someone’s self-storage unit because you don’t want to have to access their unit in order to change a bulb.

The more comfortable your renters are, the more likely they are to stay. The longer they stay, the more likely you are to get referrals. Don’t cut corners by reducing the number of lights in your facility. Make sure that you have enough light. As always, happy investing.
