Managing a Self-Storage Facility Effectively

There are three components to managing a self-storage facility effectively. You need a good property manager, good property management software, and you need to keep tabs on your properties. If any of these components isn’t working, it is likely that your self-storage facility isn’t being managed appropriately and you are losing money.

The first and most important aspect is your property manager. You need someone who knows the business, knows how to utilize the software, is good with your renters and can market to the right clientele. You need to know that when you turn the keys over to your manager, they are going to take as good of care of the property as you would, if not better.

When you are looking for a property manager, look at the facilities that they have managed in the past. Are these facilities that have done well or are these facilities that have failed. If they failed, why did they fail? If the facilities did well, why are they moving on? Is this person going to be a good fit for your facility and are they doing to be an asset to you?

Second, you want to make sure that you have good software to help you run your self-storage facilities. Once you start running multiple projects, you need to be able to keep track of your projects and keep all of your team members on the same page. As you grow, you are going to have more and more people to manage. You need software to help you manage your managers. The more properties you have, the more help you are going to need keeping track of everyone.

Finally, you are important to the success of your business. If you don’t know what is going on within each of your self-storage facilities, then how can you make them better. If you aren’t holding your managers accountable, then who will? If you don’t stay on top of each self-storage facility’s performance, then how will you be able to adjust your marketing to draw in more clientele?
