Realtors Can Help You Find Self-Storage Owners Who Want to Sell
Not every seller wants to work with an investor. This means that many of them will either sell the property on their own at top dollar to someone who doesn’t understand the importance of buying right or they will work with a Realtor. Either way, you need to make sure that you have a great Realtor on your team in every market that you want to invest in self-storage.
Realtors are constantly marketing to sellers. This is how they get business. If you aren’t marketing, you aren’t in business. You should be sending out direct mail to attract a self-storage owners’ attention, but you need to understand that Realtors are going to be mailing to them too. This means that your Realtor may find out about an opportunity before you do. You want to make sure that they are on your team, so you hear about the great deal first. If you are just one of many potential buyers, you aren’t going to hear about a great deal, you are going to hear about a listing after the fact.

They are going to ask you questions to make sure that you are a legitimate buyer. You need to be ready to answer their questions.
Before you call any Realtor, make a list of questions that you want to ask them. Be prepared to talk about how you are going to finance the property. Be prepared to describe what you are looking for, size, location, condition. Be prepared to talk about your business model. Don’t be afraid to talk to multiple Realtors until you find someone who really feels like they understand what you want, and they are willing to take the time to hunt for it.
