Turn Key Rental Properties

This is a phrase commonly heard. Turn key rental properties. Often times though this term is thrown around without being true or timely. What is so great about turn key rental properties and why would people be interested in them? Sure, you can go buy properties at a discount and pay less for them then going this route, but then comes the work involved. Typically the discounted properties need rehab to some extent, a tenant found, market analysis of rents, and then property management in place if necessary.

Turn key properties though are ideal for out of state buyers. These properties offer instant cash flow, with everything in place. For some investors, those living on the coasts where prices are higher, they are still getting a GREAT value for their buck and getting anywhere from 10-18% one year cash on cash returns on their investment. Not to mention, they buy these properties, cash starts immediately coming in, and they had to do no rehab. Meaning...no hunting down reliable contractors, finding good prices on materials, coordinating how to get materials to the property, being sure that the rehab is done and done correctly, and offer a finished product ready to rent to a tenant. Buying turn key rental properties really makes the transaction smooth and easy. Property management is sometimes not already in place...but most companies have someone lined up to be there right away at the time of sale.

I always have to mention IRA's and the value of these. Although notes are probably my favorite investment to put into an IRA, turn key rentals would be my second favorite. Have money sitting in your IRA and are not satisfied with the return on this from the stock market? Place some of that cash into a self-directed IRA, and purchase turn key rentals in them and let them cash flow very nicely every month! Oh, and with deferred taxes, so no paying income tax on these cash cows!

Take a look around if this is an avenue you're interested in. There are a number of companies out there that offer these turn key properties, with us being one of them! This is to enable the investor looking to grow his portfolio to buy double what they typically would be able to do with cash, and get similar interest rates as going to a bank, so makes the process WAY easier!

  2. Hello @Lindsay McLaughlin, thank you for the article.  I agree turnkey can be a great option is you are trying to invest out of state. I live in Massachusetts and have been researching turnkey providers in the Midwest for sometime.  Can you PM me some information on your company and the 50% financing that you offer?  Thanks.


  3. Do these "turn key" rentals come with a tenant in place, and the property ownership is just changing hands mid-lease? Or does the new owner have the responsibility of finding a tenant?
