What's the 30 Day Rehab Challenge?
I'm a local real estate investor and own LIV Indy, a property management brokerage in Indianapolis. Usually, most of my projects are for clients or rentals someone else will be living in. Well this time, my wife Kendal and I are doing a personal residence project and we just closed! Here's the catch, renters are moving in and we have to be out of our current house in less than a month! We may be biting off more than we can chew, but I'll be chronically this experience with a series of blog posts... do you think we can complete the entire rehab in just 30 days?! What could go wrong?

The Preface
The goal of this blog series is to show the average investor or homeowner the true process of a home remodel. HGTV isn't reality by any means. Selfishly, I hope this also holds me accountable. Plus, I plan to also share the down and dirty with my budget, the actual costs and provide a glimpse into the often times complicated process of "GCing" one's own project. Let's get started...

This is a 1978 build by local custom home builder, Gordon and Gordon. We know that because we found the original plans in the kitchen cabinets! We'll share photos of these later on in the blog series...
Rehab Scope Highlights:
- 1. Tear out structural walls and open up the main floor layout with LVLs
- 2. New oak hardwood flooring throughout the home - it already has some so we'll match it, sand and re-stain to a very light finish
- 3. Repurpose a main floor office to become a laundry room/mud room off the kitchen
- 4. Speaking of the kitchen.. we'll be repurposing the existing cabinets, doubling the size of the island and updating the kitchen to a modern, sleek design style
- 5. Fresh paint inside and out!
- 6. Refinish the basement and design my office space for a work from home oasis
- 7. Add a half bath in the basement

What Next?
In the next blog post, I'll highlight week 1 of the project. I'm sure there will be progress, unexpected issues, and lots of excitement!
