

Found a Motivated Seller!
A quick post -
I must grudgingly begin by stating that we are still not pre-approved for a loan. This is madness. Something always seems to delay our efforts. The bank manager has asked for our articles of organization, hopefully there will be nothing more.
But as we have been fighting that battle, we have also been hustling. Last weekend Russ and I had our weekly business development meeting over Skype, and we decided to just try cold calling / texting some people looking to rent their houses on Craigslist. And guess what - the THIRD PERSON WE TEXTED WAS A MOTIVATED SELLER! Russ and I did a little roleplaying over Skype just to get an idea of what we would say to this guy, and it totally worked! Russ called him (as my Australian phone number might have frightened him off) and found that he was an older gentleman interested in the idea of selling his rental property so that he could cash out and retire into a new condo. Now Russ is scheduled to meet with him and see the place sometime this week. We asked our mentor to accompany Russ, because he knows all about renovations and can probably offer some good negotiating tips. Perhaps we'll wholesale this property to our mentor, who knows!
I'm excited about this potentially leading to our first deal. However, I have begun to realize that there is a MUCH bigger game to be played here. I need to build a system to get these kinds of opportunities all the time. I need a deal funnel. And it will have to be smart because my job is grinding me into the ground with the hours required. I'll have to automate this somehow...
