What I do, How I do it, and Why it will BENEFIT you!

This is just a brief overview of who I am, and what will be in this blog.  In later posts I will go into more detail, but for now this is just a quick little message.

Being a commercial real estate agent in Richmond VA, as well as being a real estate investor, I have been able to help myself as well as many of my clients build very strong portfolios.  Whether you are just starting out in your investing career and are looking for a $100k property, or you want a $20 million strip mall to add to your current portfolio, I will help make sure you get the perfect property.

I have many clients that are all at different levels in their investing life some clients are just starting out, while others have a total of 50 properties under their name.  Whether you are small or large however, it doesn't change a damn thing when I help you find a property.  The same information is used to judge a small 5,000 SF property as it is to judge a bigger 500,000 SF property.  No, there isn't a cookie cutter way of finding what properties will give you a strong ROI, but there is the same mix of variables that make up most successful properties.  Is it in a strong area?  How long does my client want to hold the property?  What will the market look like in 5 years, 10 years, and 25 years?  Will any new developments pop up within the next few years?  etc... There are so many variables that go into a successful property, and over the next few weeks I will try to go into depth on all of them.

Just like in the stock market, there is a risk when investing in real estate.  Unlike a stock however, you can never really tell how risky an investment in real estate is going to be by just going off of past data.  Yes, information and trends from the past are very important in analyzing an investment property, but there are many many many other factors that you need to take into account. (I will go into these factors in more detail in a later post)  In a later post I will talk about all the factors that I look at when choosing properties.
