

How I Evicted Only 3 out of 60 tenants in 10 years
Over the past 10 years, I have rented to over 60 people into my 6 homes as roommates or full-house tenants. You like them odds? Good, because in this post, I will be describing how to attain a ridiculously tiny eviction rate of 5%, or success rate of 95%. I know, I know, your face is probably dropped like the fine gentleman's below.
Let's jump into how:
- Body Language: I have studied many body language books, and have been blessed to have met many mentors that are well versed in this including a former high level Army Sergeant who led interrogations (if I disclosed his name, he'd probably murder me).
- Hardcore Vetted Lease: Anyone can Google up a lease, but how much of it has actually been used in your state? Is it conducive to your state's laws and ordinances? Does it supersede laws in your county which in some cases is invalid? Stuff like this is what you have to look out for plus it must a keep a tone for the expectations of the tenant. My lease is so well vetted nowadays, that it contains that is inches away from basically saying if you disturb the landlord in any way, that is grounds for a vacate notice. Which to some of you may seem cruel, but to me just shows them they need to be self-serving as much as possible. I am there for anything that indeed is my responsibility.
- Background & Credit Checks: Notice how I left this last. I am of the opinion that background & credit checks are not an priority view into a person's character, any person can have a nervous breakdown anytime, any person can commit a crime at anytime and any person can just stop paying their bills anytime, and that's why the first 2 points above are the MOST important protection measure.
I have previously rented to a former convict that just came out of jail from a 12 year sentence and he ended up being the best tenant I have EVER had, plus he has become the cheapest & most reliable electrician I use today.
Am I saying rent to every criminal out there? No, just do what you are comfortable with, these checks can still help you get ahead of any issues in the past that seem to be a pattern but not the future...That's where the points above become crucial.
Let's say you are screening a tenant in person and decide to observe his or her body language after studying it, when you ask him about his income, he states it's X amount, but when it comes up later in conversation again he changes his income and crosses his legs/arms. Now you have to ask your intuition, is there something he is hiding? Is payment going to become a problem with him, and therefore your own mortgage?
If you want to take it a step further, you can also study handwriting analysis, did you know I can tell you if you're closer to your mother or father based on how you write the letter I in cursive? It's quite an interesting study but that's a blog post for another time.
