

Finding deals in the North Atlanta Market
It seems that the deals in the North Atlanta Market (Gwinnett County ) area are getting much harder and skinnier than even a year ago.
I wanted to reach out to some of you out there on BP to see if your experiences are like mine. I've lucked into a couple deals and some off market homes to flip with a long time friend and agent on the flips-- but I need more deals and can't seem to move on many because the deals look to skinny, my goal is to do 8-10 this year and I'm at 5 now.
I specifically like , Dacula/Hamilton Mill, Snellville and homes that boarder Gwinnett and Dekalb.
My resources here are below, anything to add?
MLS to locate and evaluate properties and the market.
Wholesalers but still haven't moved on a deal because they send me to markets that I don't know, exp...closer in to ATL or clear across town ( 40-50 miles one way ). Their numbers always seem too low on rehab , and of course to high on the resale. I wish I could see data from some of their investors as to what some of the properties pitched to me ended up buying/rehabbing/reselling for - estimated profits.

Hubzu - (1) House actually won a property there that we did ok with.
Networking with other agents, but in my experience 9/10 agents are poor and no follow through.
The court house steps- just seems to dangerous, and hyper competitive , don't know how to collect the information / 1/ 2nd liens/ other liens against to make a well informed decision that way.
I just started looking into BP networking to see what if any deals might be around my area, anybody have scoop / good experience with buying a fixer upper with someone you used on the BP site???
