Important Keys gained from my last re-hab

My husband and I did a few re-habs for one of our clients... but they were profiting - My husband and I would rehab homes they bought and then they would rent them out. Eh? They had something we did not have (liquidity/capitalization)... but we figured if we could get some of THAT we too could begin to profit, not just from our design efforts but from sales (flipping) and eventually rentals as well. 

This led us to do some research... and we ended up on "Bigger Pockets" - We found knowledge but would it... could it profit for us? We decided to try to use Other People's Money (OPM). Not only did we find a HM lender via this forum, but we managed to find a PI for a second loan to do our own rehab. (However we did make some contribution to the process from our design biz).

We ended up with a great rehab and learnt a great deal in the process:

Key Lessons: Negative experiences

  • Comp not just within a mile of subject property, but comp ON the same street... property did not appraise as well as Realtor recomendation
  • Hire good contactors...they can cost you if the job is not done right
  • Neighbourhood matters 1) - We had difficulty finding qualified buyers in that area
  • Neighbourhood matters 2)- House broken into four times...
  • Neighbourhood matters 3) - Study....Neighbour....Neighbour...Neighbour - We literally had to ask our neighbour if we could clean up their garbage (on open house day).
  • Did not turn a profit - did not want to hold on to property in that neighbourhood

Positive Experience:

  • Nice to (now) be doing what we've always wanted to do...
  • Nice re-hab 
  • Offer first day on the market
  • Multiple offers subsequent (lots of positive feedback)
  • We were able to pay back investors
  • Learnt a lot...
  • Currently applying learnt lessons, to the one we are now doing...expecting a decent profit!
