how to built your house portfolio in todays market...

(No credit, no cash, no problem.)

There is a plethora of homeowners that need to sell Fast in todays market. In many cases they will allow the buyer to buy their property "subject to the debt." This means that the buyer doesnt have to qualify with the lender for the sale to go through.  This is the exact method that many professional investors use to acquire properties.  Personally, I have bought hundreds of properties this way whether I keep them as long term rentals or rehab them for retail.

If youre buying them for long term rentals you would prefer to have a low fixed interest rate.  Of course exceptions are made if their is tremendous equity being acquired.  Certainly, you need to know your rental market in order to avoid negative cash flow.  BUT WAIT!

The real deal and the best way to buy houses is this market is to get seller held financing.  This means you have to find the houses that are free and clear in your market.
