Being a Buyer In the Denver Real Estate market today can be frustrating. Many buyers are having to utilize all types of strategies to get under contract and hopefully get a “deal” in the process. Its hard to do in this Sellers market but here are some techniques to timing your search to take advantage of the small windows of opportunity to get an offer accepted with out the same amount of competition.
If It Snows, Show . . . Denver, unlike other places in the country, has unpredictable weather. It is not uncommon to have serious snowstorms into May. As a Buyers agent, I love when it snows because I know that many agents and buyers don’t want to drudge through the snow from showing to showing. If you are out looking at houses when you would rather be in bed, then you can bet other buyers are not making the same effort. So get a jacket on and make it happen.
See Through The Snow – Also, when seeing homes every Buyer tries to imagine their life in the house. So, when the roof, sidewalks, porch and landscaping is covered in snow it’s hard to imagine those sunny summer days and beautiful life. The snow subconsciously affects the quality of the vision. If you can “see through the snow” you will have an opportunity to get a value where others won’t.
Look in Fall and Winter– As stated above, many buyers don’t like shopping in the snow. This, coupled with the fact that kids are in school, sellers list less homes, and general winter apathy makes it the best time of the year to lessen a buyers competition. See New Listings and write offers Monday and Tuesday– Try to see houses during the first few weekdays of the week. It is always good to try to get houses under contract before your competition has even seen the house. The beginning of the week is the best time to do this. Many buyers have a short hangover after the weekend because they made a big effort to see listings, evaluate properties and make offers before the end of the weekend. Many buyers work and also need time to regroup before the next weekend to see properties again. Losing out on offers is disappointing and many buyers have trouble refocusing the next day. You can take advantage by seeing the newly listed properties as they are listed and try to get them under-contract before the other buyers can even see them.
