Just Take Action

YOU HAVE TO TAKE ACTION.

It's that simple. I hear it on the podcast every week. Everyone has dreams and goals, but nothing good will happen until you take the first step in the right direction.

I first read "Rich Dad Poor Dad" when I was twenty. A real estate agent mentioned the book to me before I even knew that real estate investing was a "thing". I read the book and fell in love with the idea of financial freedom. Like many people, I slowly forgot the information in the book and went on about my normal life. I promised to revisit the idea in the future.

Three years later, after rehabbing my entire house ( along with my wife and our partner Google), I realized that it was worth twice what I paid for it. I promised myself this time that real estate investing was how I would succeed in life.

 I spent the entire next year reading and learning what it meant to be a real estate investor. That is how I stumbled upon Bigger Pockets. This led to the podcast, blog posts, forums, other podcasts, books, Grant Cardone, Gary Keller, Jay Papasan, J Scott, Brandon Turner, Tim Ferriss, and this list could basically go forever. Some people can read a concept, or even conceive an idea, and then take action. Not me. It required every single book, podcast, forum post, and call to action before I finally took the plunge. It took me almost an entire year before I was finally able to put a deal together, but once I was committed there was no stopping me. There were many headaches and learning curves ( as there always will be), but I didn't truly gain the confidence and knowledge required for future deals until I committed to the first one.

I don't have a ton of money, so my DTI basically qualifies me for one investment loan at a time. I have been trying to figure out when and how I'm going to ramp my investing up to the point where I can retire from my job and live financially free. I figured maybe one loan, maybe one land contract, maybe find some hard money, and we'll go from there. This will definitely be a slow process. Well after making it known to my family, friends, and Facebook that I successfully did a deal and will relentlessly be doing more, things are starting to change.

I have been approached by coworkers, family, friends, and even Facebook friends who I barely know about potential deals. I now have a handful of people who want to partner on a deal with me. I have potential off market opportunities rolling at least a few times a week. I am even looking at a potential land contract situation for close to a dozen properties.

All of this would never have happened if I hadn't proven my capability to simply do a deal. If I could go back five years ago, I would've done everything in my power to just do that one deal, because I have now seen first hand the opportunities that can be created by JUST TAKING ACTION.

Take Action

 I do not know what the future will hold, but I can happily say that I am on the right track. Just like every one of my inspirations, success will start to follow once you commit to your goals and put in the work.

This is my first blog post. I've always liked the idea of writing a blog, but I've never felt like I've had valuable content to contribute. My goal with this post is to say thank you to the team at BP and everyone who contributes daily to the site, and also to motivate others who are just getting started in real estate.
