Fox School Of Business - Wholesaling Roller Coaster

Wholesaling was my first experience with real estate investing. I soon learned that even though it is the easiest way to get into real estate investing, it has a massive upside if done right. If done wrong, it can very hard to continue. For example, if I did a few deals in January it put the bottom line at say $40,000. That is a lot of money for a person to take home in a month. That sounds exciting, but then there could be a total blank month in February or even March and that $40,000 in January would be wiped out. In order to wholesale a lot of deals per month, there is normally quite a lot of overhead. If the overhead and marketing is $30,000k+ per month, you have to make sure you have reserves and that you are doing a lot of deals every single month.
