MLS - The Ultimate Tool For Comps

The single most important skill in real estate investing is accurately predicting the value of a property. All of your numbers start with this one value in mind. If you are good at predicting end value of a property you will be placing your money at much lower risk. For people that go to real estate seminars or read books on real estate investing, learning how to predict after repair values should be the first and largest topic to address. The most powerful data set for determining the value of a property is the MLS. I am yet to come across any other site that is even close to this. There are free sites that people use but those are usually not accurate and the data is not correct. Many investors get their real estate license for the sole purpose of using their MLS. It is very important that your data for determining end values is cross referenced or researched inside your local MLS.
