Sheriff Sales - Eggs In One Basket
I work with a lot of flippers and find that each person has a unique business model that works for them. They each get leads from a different mix of places, have different contractors and run the day to day in a personalized method that fits their own personality. One thing I have noticed though is that there is a distinct divide between people that buy at the sheriff sales and people who don't. For whatever reason, flippers that don't buy at the sheriff sales don't seem to have any interest in finding deals at them. On the hand, many of the high volume sheriff sales buyers seem to pick up almost all of their process only from the auctions. It would stand to reason that because the sheriff sales are the same as any other source of leads, that investors would benefit doing both sheriff sales and other forms of marketing. They should not be exclusive. Sheriff sales are just one form of leads like mailers, TV, radio etc. To hedge bets against a lead source going dry, it is always good to have multiple arms of lead sources and marketing moving. Branch out to make more money.
