Hard Money - Speed Kills
People use hard money for a few different reasons but one of the top reason's is for speed. If your lender can't close in 24 hours, they likely aren't giving you everything that a lender can give you. True private money has the ability to make a fast decision on a property, with out an appraisal, and close in 24 hours. Not only is a lenders closing timeline important, but also how fast they can act when you are already in the loan with them. A lender that takes weeks to authorize a construction draw is not the best lender . You want a lender that can turn a draw within 72 hours or less if needed.
